When Captain William Hilton first sailed the Port Royal Sound in 1663, he not only named the bluffs along Hilton Head Island where Hilton Head Plantation is today after himself, he also noted “This headland is bluff and seems steep, as if the trees hang over the water. The Lands are laden with large tall Oaks, Walnut and Bayes, except facing on the Sea, it is most Pines tall and good……the Ayr is clear and sweet, the Country very pleasant and delightful”….Hilton noted, “we could wish that all they that want a happy settlement….were well transported thither.”


We are glad to say that still today, the oaks and pines in Hilton Head Plantation are tall and majestic and the air is clear and sweet and that this is definitely a Happy Settlement!

Hilton Head Plantation is located on the north end of Hilton Head Island and is an approximately 4,000 acre community bordered on two sides by deep water. The Port Royal Sound is to the Northeast and Skull Creek is to the West. Modern day development began in the early 1970’s by the Sea Pines Company. Charles Fraser of the Sea Pines Company envisioned Hilton Head Plantation to be a first class residential community to compliment his Sea Pines Resort on the South end of the Island. A statement once made by Charles Fraser was “One’s duty is to dress and keep the earth. Protect it for the next and next generations.” We are pretty sure if Charles Fraser were here today, he would be pleased with how Hilton Head Plantation has developed.

As you drive into Hilton Head Plantation you are greeted by lush forest and sparkling lagoons. Very few homes are seen for over a mile from the entry. The community has stately pines and lush hardwoods. The homes have been built to be in concert with nature. Today there are approximately 4300 dwellings and about 150 vacant homesites. The price range for houses in Hilton Head Plantation is between $200,000 and $4,000,000 with an average price of $475,000. Villas and condominiums within Hilton Head Plantation range between $200,000 and $2,000,000. Most of the Plantation’s condominiums front the banks of Skull Creek and not only enjoy panoramic water views, but breathtaking sunsets. Hilton Head Plantation homes either have deep water, marsh, lagoon/golf, lagoon, golf or wooded views.

There are four 18 hole golf courses within Hilton Head Plantation and include Dolphin Head, Bear Creek, Oyster Reef and The Country Club of Hilton Head. The Country Club of Hilton Head is full service with a championship Reese Jones designed course, tennis courts, health club, indoor and outdoor swimming pools, and gourmet dining.

        

 

In addition to championship golf, Hilton Head Plantation offers Spring Lake pool and tennis complex, Pavilion, and The Plantation House. There are 12 Har-tru® courts, bocce ball, and shuffle board courts. Memorial Day weekend saw the opening of the all new Spring Lake Pool. This pool has a beach like zero entry, lazy river, kid’s water elements, lanes for laps and more. For the naturalist there are two conservancies and approximately two miles of walking trails along the Port Royal Sound and Pine Island. The Dolphin Head Beach Park features a clubhouse, playground, picnic tables and a sugar sand beach. Seabrook Farm is located in Hilton Head Plantation where residents of the community can grow their own produce. Seasonal Farmer’s Market is held on Saturday mornings at the farm where fresh produce and Seabrook Farm Honey can be purchased.

    

 

Hilton Head Plantation has 72 miles of roadways and 10 miles of paved bike and walking trails. Hilton Head Plantation is conveniently located to dining and shopping on Main Street and Indigo Festival Center, the Hilton Head Hospital, the public library and public and private schools.
