Our experience with the Delchers in buying a new home and then selling ours was terrific! We decided to check out the real estate market in Berkeley Hall, where we were currently living, and called the Delchers about a listed home. We chose the Delchers because of their fine reputation in the real estate market in our area. However, that particular home did not turn out to be the home for us. We did not need to move, so we told Duke and Linda we only wanted something we fell in love with.
They called a few weeks later and said they’d found the perfect house for us .......and it was! We’re now the proud new owners of that property.
Next came the sale of our current home. Linda and Duke were so helpful. Their marketing strategies were terrific. They made a lovely brochure featuring the various rooms and amenities of our home. A number of agents showed our home, and within a short time we had an offer.
Linda also was very helpful in guiding us through the closing process, the property inspections, and finding us a move manager who also found us a mover. Once the ball was rolling, the whole process was seamless!
We would strongly recommend the Delchers to anyone in the Bluffton/ HiltonHead area planning to buy or sell a home.

I have been involved in many real estate transactions in my life and have dealt with many realtors over the years. I have to take the time to write this review (I haven’t in the past) because of how terrific Alec [Smith] was from the start to the finish and even the follow up. His local knowledge of waterfront property is impressive to say the least. He got a premium for my home on waterfront and I attribute that to his expertise. Alec helped me with home improvements to maximize the value of my home. Everything from recommendations of contractors to driving over (on his free time) to check on the work being done while I traveled for work. I was beyond grateful to have him working to sell my home. Alec presented me with several ideas to market my home to get the best bang for the buck as well. I was impressed with his outside the box ideas and his commitment to my home. There were times where I wondered how in the world is this guy even making money on my transaction with the effort and time he put forth. My home sold several weeks ago and he has called me several times after the fact to make sure I was happy with how everything went and to see how I was currently doing. Unbelievable! We’ve owned a home in Port Royal since 2006 and over that time have met numerous realtors who profess to know the Port Royal market. Christina Forbis however, is the only one who really does. She has an excellent knowledge of the area, as well as past, current and upcoming listings and sales. She gave us a thorough market analysis and discussed things we should consider doing to improve the marketability, and sales price of our home. With us living out of state, she handled everything to make the sale go through, beginning with advance marketing to professional photographs of our home, verification of HOA assessment payments, arranging for carpet cleaning, coordinating the repair work with our handyman, termite inspection, to recommend of a closing attorney. We contacted Christina Forbis because we had heard from friends that she was the best on the Island, that turned out to be completely accurate. She responded immediately and was very accessible. She used the first day to show us areas that we were interested in. By the second day she hit the nail on the head. We found a property in the Port Royal Plantation that was perfect, she got us the home of our dreams! That was only the beginning of all of the work she did for us. She coordinated every step after that and made the transition easy. We can't say enough great things about Christina’s professionalism. We also feel like we made a new friend. If real estate is all about location, location, location, James Wedgeworth takes it to another level: connections, connections, connections. Add common sense and a 24/7 drive to get deals and get ‘em done—experience counts and you’d be lucky to have him and his wonderful associate Mary Stuedemann in your corner. Our home got a lot of views and James was very skillful in negotiating a great purchase offer for us. Unfortunately the house needed new pipes which caused delays and there were complications about the survey. Each of these could have derailed the deal but James used great tact and called upon his career’s worth of contacts to move the two big issues forward. He kept us informed every step of the way. We’re convinced a less experienced and less connected agent would not have held it together to closing.
