August 2026 Lowcountry Real Estate Market Update: Hilton Head, Bluffton and Beaufort
The August 2026 Lowcountry real estate market delivered a familiar message in several different forms: real estate remains highly local.
Across the Hilton Head Area REALTORS® region, pending and closed sales increased over the rolling 12-month period, while overall inventory and the months’ supply of homes declined. Individual August results, however, varied considerably among Hilton Head Island homes, Hilton Head villas and condos, and Bluffton real estate.
The Beaufort-Jasper County REALTORS® region followed a somewhat different course, recording more pending and closed sales, modest price appreciation and a slight increase in available inventory.
For buyers and sellers, the takeaway is not simply whether the Lowcountry market is “up” or “down.” Property type, price range, location, condition and pricing strategy continue to determine how an individual property performs.

August 2026 Housing Supply Outlook for the Hilton Head Area
For the 12-month period from September 2025 through August 2026, the Hilton Head Area REALTORS® region recorded:

5,550 pending sales, up 6.7% year over year

5,490 closed sales, up 2.9%

An overall median sales price of $545,000, down 0.9%

An average of 132 days on market, up 76%

97% of the last list price received, compared with 97.5% one year earlier

2,057 properties for sale, down 3.7%

4.4 months of inventory, down from 4.9 months
The region therefore entered the final stretch of 2026 with more sales activity but fewer properties available for purchase.
Higher-priced homes helped drive market activity
The strongest pending-sales growth occurred between $750,001 and $1 million, where activity increased 14.6%. Pending sales above $1 million rose 13.2%.
Closed sales followed a similar pattern:

Single-family homes remained the stronger property category. Pending single-family home sales rose 8.5%, and closed sales increased 3.2%. Condo pending sales increased 1.8%, while condo closings rose 2.1%.
Lowcountry housing inventory remained relatively constrained
The number of single-family homes for sale across the Hilton Head association region declined 6.7%, leaving approximately 3.9 months of supply. Condo inventory increased 1.8%, with 5.9 months of supply.
Inventory of properties priced above $1 million increased 12.4%, giving buyers in the luxury market more options than they had one year earlier. Even so, the overall supply of properties remained below August 2025 levels.
This combination of increased buyer activity and lower overall inventory continues to support well-positioned properties. It does not, however, eliminate the need for accurate pricing. Average market time increased significantly, and sellers received a slightly smaller percentage of their final asking price.
Hilton Head Island Detached Homes: August 2026
The August snapshot for Hilton Head Island detached homes showed fewer new listings and fewer sales than August 2025, but a higher median sales price.

Year to date, 615 detached homes had closed on Hilton Head Island, down 3.1% from the same period in 2025. The year-to-date median price remained unchanged at $1,175,000.
What the Hilton Head home market means for sellers
A 20.6% decline in active inventory creates a favorable supply position for Hilton Head homeowners. Yet homes took an average of 129 days to secure an accepted offer during August, compared with 100 days one year earlier.
Limited inventory does not mean every property will sell quickly. Buyers remain selective, particularly when comparing older homes, renovation needs, insurance costs, community fees and proximity to the beach, golf, boating or other amenities.
For sellers competing with other Hilton Head homes for sale, polished presentation, professional photography, strategic launch timing and realistic pricing remain essential.
What it means for Hilton Head buyers
Buyers encountered fewer detached-home choices during August. With the median price above $1 million and inventory down sharply, preparation matters.
Mortgage or proof-of-funds documentation, insurance research and a clear understanding of community-specific costs can help buyers move confidently when the right Hilton Head real estate opportunity becomes available.
Hilton Head Island Villas and Condos: August 2026
Hilton Head’s attached market moved in a different direction. New listings and inventory increased, while closed sales declined and the monthly median price rose.

Through August, 594 Hilton Head villas and condos had closed, down 1.3% year over year. The year-to-date median sales price held steady at $525,000.
More selection, but not necessarily lower prices
Buyers searching for Hilton Head villas for sale had more options than they did in August 2025. However, the monthly median price increased 13.8% to $529,000.
Median prices can change based on the mix of properties sold during a particular month. Oceanfront, near-ocean and recently renovated villas can influence the monthly figure considerably. Buyers should compare properties by community, view, location, rental history, condition and fee structure rather than relying on an islandwide median alone.
For sellers, the increase in listings means greater competition. With villas averaging 143 days on market and sellers receiving 95.9% of the last asking price, pricing too aggressively can lead to longer marketing periods and eventual price adjustments.
Bluffton Real Estate Market: August 2026
The Bluffton report, covering ZIP codes 29910 and 29909, showed fewer homes entering the market but slightly more completed sales.

The monthly median price declined from $589,726 in August 2025 to $531,225 in August 2026. The year-to-date figures tell a steadier story: the median price was $540,000, up 0.2%, while closed sales increased 7.1%.
This distinction is important. One month’s median can shift depending on whether more entry-level homes, luxury residences or new-construction properties closed during that period. The year-to-date results indicate that Bluffton home values were essentially stable while transaction activity increased.
What the Bluffton market means for buyers and sellers
Bluffton continued to attract buyers across a wide range of lifestyles and price points, including new-construction neighborhoods, private golf communities, gated communities and established non-gated areas.
