MARKET UPDATE - May 2025

U.S. existing-home sales dipped 0.5% month-over-month and 2.0% year-over-year to a seasonally adjusted annual rate of 4.00 million units, according to the National Association of REALTORS® (NAR). Sales increased in the Midwest, decreased in the West and Northeast, and were unchanged in the South. Year-over-year, sales were down in every region except the Northeast.

There were 1.45 million units actively for sale heading into May, a 9.0% increase from the previous month and a 20.8% improvement from the same time last year, for a 4.4-month supply at the current sales pace, according to NAR. The median existing-home price edged up 1.8% year-over-year to $414,000 as of last measure, the 22nd consecutive month of annual price increases and a new record high for the month.

Hilton Head & Bluffton Real Estate Market Update - May 2025

Below is the current state of the real estate market for the Hilton Head Association of REALTORS® service area, comparing year-to-date (YTD) figures from this year to the same period last year. Despite some challenges, there have been several encouraging trends that indicate resilience and opportunities in the market.

For the 12-month period spanning June 2024 through May 2025, Pending Sales in the Hilton Head Association of REALTORS® region decreased 0.9 percent overall. The price range with the largest pending sales gain was the $1,000,001 and Above range, where sales increased 18.4 percent.

Market-wide, inventory levels rose 29.1 percent. The property type with the largest gain was the Condos segment, where the number of properties for sale were up 33.9 percent. That amounts to 4.5 months of inventory for Single-Family Homes and 6.0 months of inventory for Condos.

Hilton Head Island Homes- Real Estate Market Snapshot - May 2025

Year to date in 2025, new listings of homes for sale on Hilton Head were up +20.0% overall. Month-over-month, closed home sales on Hilton Head were up +20.5%, and the median sales price decreased -1.7%. Cumulative Days on Market Until Sale increased +23.2% from 33 days on the market to 41 days on the market. Compared to last May, inventory of homes for sale increased +35.7% to 266 homes for sale in May 2025.

Hilton Head Island Condos/Villas - Real Estate Market Snapshot - May 2025

Year to date in 2025, new listings of condos/villas for sale on Hilton Head were up +8.6% overall. Month-over-month, closed condo/villas sales on Hilton Head decreased -14.4%, and the median sales price decreased -11.4%. Cumulative Days on Market Until Sale decreased 31.1% percent from 78 days on the market to 54 days on the market. Compared to last May, inventory of condos for sale increased +32.2% percent with 415 villas for sale in May 2025.

Mainland Homes (29910 and 29909) - Real Estate Market Snapshot - May 2025

Year to date in 2025, new listings of homes for sale on the Mainland were up +14.5% overall. Month-over-month, closed home sales on the Mainland decreased -0.9%, and the median sales price remained the same. Cumulative Days on Market Until Sale increased +27.7% from 47 days on the market to 60 days on the market. Compared to last May, inventory of homes for sale rose +30.2% to 836 homes for sale in May 2025.

Beaufort Real Estate Market Update - May 2025

Amidst the ever-changing landscape, the Beaufort-Jasper County real estate market stands strong and vibrant. Here is an overview of the year-to-date figures, comparing this year's performance to the same period last year, and we're delighted to share that the market is displaying remarkable resiliency.

Year-over-year, New Listings were up +21.9% to 1,779. Month-over-month, Pending Sales increased +11.6% to 298. Inventory grew +74.9%  to 1,170 units.

Median Sales Price was up 9.5% percent to $468,995. Days on Market increased +17.2% to 116 days. Months Supply of Inventory was up +67.7% to 5.2 months from 3.1.
