Commercial Investment Services:
Our Commercial Investment division offers to our clients a variety of local commercial investments that range from nationally recognized companies to local companies that have proven to be successful and will be around for a long time. The top tier of these investments are what we would consider true or absolute triple net (NNN) investments that are free from any owner responsibilities such as maintenance, taxes, or insurance. In a triple net investment, the tenant pays all expenses and the owner collects rent in the form of a rate of return or a cap rate. The rate of return on these investments can range from 5% to as much as 10% in some cases. The average returns for our market area range from 6% to 9% but can fluctuate. Our clients like these types of investments because they can diversify their personal stock portfolios and depending on the asset they usually have nice long lease terms which provide for a stable monthly income and return on investment. Excellent credit-rated companies and the investment can be a single-tenant asset or a multi-tenant asset like a shopping center.
