MARKET UPDATE - OCTOBER 2025
U.S. existing-home sales climbed 1.5% month-over-month and 4.1% year-over-year, reaching a seasonally adjusted annual rate of 4.06 million units, according to the National Association of REALTORS® (NAR). The increase was partly driven by falling mortgage rates, which recently hit their lowest level in more than a year. Regionally, monthly sales advanced in the Northeast, South, and West, while the Midwest experienced a slight decline.
Housing inventory edged up 1.3% from the previous month to 1.55 million units, 14.0% higher than the same period last year. This represents a 4.6-month supply at the current sales pace, according to NAR. The median existing-home price grew 2.1% year-over-year to $415,200, continuing the trend of annual price gains. The Midwest saw the largest year-over-year increase in median sales price, followed by the Northeast and South, while prices remained mostly flat in the West.
Hilton Head & Bluffton Real Estate Market Update - October 2025
Below is the current state of the real estate market for the Hilton Head Association of REALTORS® service area, comparing year-to-date (YTD) figures from this year to the same period last year. Despite some challenges, there have been several encouraging trends that indicate resilience and opportunities in the market.
For the 12-month period spanning November 2024 through October 2025, Pending Sales in the Hilton Head Association of REALTORS® region went up 7.4 percent overall. The price range with the largest pending sales gain was the $150,000 and Below range, where sales increased 16.5 percent.
Market-wide, inventory levels was up 15.3 percent. The property type with the largest gain was the Condos segment, where the number of properties for sale increased 17.7 percent. That amounts to 4.0 months of inventory for Single-Family Homes and 5.6 months of inventory for Condos.
Hilton Head Island Homes- Real Estate Market Snapshot - October 2025
Year to date in 2025, new listings of homes for sale on Hilton Head were up +19.3% overall. Month-over-month, closed home sales on Hilton Head were up +5.8%, and the median sales price decreased -6.5%. Cumulative Days on Market Until Sale increased +80.5% from 55 days on the market to 100 days on the market. Compared to last October, inventory of homes for sale increased +33.2% to 261 homes for sale in October 2025.
Hilton Head Island Condos/Villas - Real Estate Market Snapshot - October 2025
Year to date in 2025, new listings of condos/villas for sale on Hilton Head were up +9.1% overall. Month-over-month, closed condo/villas sales on Hilton Head increased +22.2%, and the median sales price increased +0.9%. Cumulative Days on Market Until Sale increased +76.7% from 77 days on the market to 137 days on the market. Compared to last October, inventory of condos for sale increased +17.6% with 420 villas for sale in October 2025.
Mainland Homes (29910 and 29909) - Real Estate Market Snapshot - October 2025
Year to date in 2025, new listings of homes for sale on the Mainland were up +12.2% overall. Month-over-month, closed home sales on the Mainland increased +26.0%, and the median sales price decreased -5.8%. Cumulative Days on Market Until Sale increased +144.6% from 56 days on the market to 137 days on the market. Compared to last October, inventory of homes for sale rose +9.2% to 775 homes for sale in October 2025.

Beaufort Real Estate Market Update - October 2025
Amidst the ever-changing landscape, the Beaufort-Jasper County real estate market stands strong and vibrant. Here is an overview of the year-to-date figures, comparing this year's performance to the same period last year, and we're delighted to share that the market is displaying remarkable resiliency.
Year-over-year, New Listings were up +20.6% to 3,325. Month-over-month, Pending Sales increased +25.1% to 244. Inventory grew +42.8% to 1,228 units.
Median Sales Price was down -0.8% to $419,000. Days on Market increased +1.7% to 120 days. Months Supply of Inventory was up +25.0% to 5.0 months from 4.0.
