Charter One Realty: What drew you to real estate, and how long have you been in the industry?

Beth Boulware: Real estate has been at the center of my career for nearly a decade. Before becoming a licensed REALTOR®, I spent years leading marketing, branding, relocation, and business development for Charter One Realty, the Lowcountry's premier luxury real estate brokerage. Today, I proudly serve as both a licensed REALTOR® and the Business Development Director for Kevin King Associates, one of the region's leading luxury real estate teams. In my role, I oversee strategic marketing, business development, and client experience while also helping buyers and sellers achieve their real estate goals throughout Bluffton,

Hilton Head Island, Beaufort, Okatie, and the South Carolina Lowcountry. Working alongside many of the Lowcountry's top-producing agents has given me a unique perspective on what it takes to successfully market and sell homes. After years of developing marketing strategies for properties, building successful real estate brands, and assisting families relocating to the Lowcountry, earning my real estate license was the natural next step. Today, I combine my marketing expertise, local market knowledge, and strategic approach with personalized guidance to help buyers and sellers confidently navigate every stage of the real estate process.

Charter One Realty: What’s the most rewarding part of your job as a real estate agent?

Beth Boulware: For me, it's the relationships. Buying or selling a home is about so much more than a transaction. It's about families, new beginnings, major milestones, and big life decisions. I love getting to know my clients, understanding what matters most to them, and using my marketing expertise, local knowledge, and strategic approach to help them achieve the best possible outcome. Beth Boulware: One of the biggest challenges in today's real estate market is that simply putting a home on the market isn't enough. At the same time, buyers need trusted guidance to navigate changing market conditions, financing options, insurance considerations, and competitive negotiations.

What sets me apart is the perspective I bring to every transaction. Before becoming a licensed REALTOR®, I spent nearly a decade leading marketing, branding and relocation for Charter One Realty, the Lowcountry's #1 real estate brokerage. I also serve as the Business Development Director for Kevin King Associates, one of the region's leading luxury real estate teams. Beth Boulware: What excites me most about real estate is the opportunity to build lasting relationships while helping people through one of the biggest milestones of their lives. Being trusted to guide clients through that journey is something I never take for granted. One of my greatest strengths as an agent is building genuine relationships based on trust, communication, and transparency. Charter One Realty: Do you have any specialized/local knowledge that will benefit your clients?

Beth Boulware: Absolutely. The Lowcountry isn't just where I work. It's home. I've lived here for nearly 15 years, and my husband was born and raised in Okatie. As a Bluffton firefighter, he's spent his career serving the community we proudly call home. Today, we're raising our two children here, and our lives revolve around the local schools, youth sports, community events, and everything that makes the Lowcountry such a special place to call home. Our family's connections to this community run deep throughout Bluffton, Hilton Head Island, Beaufort, Okatie, and the surrounding South Carolina Lowcountry.

That local knowledge allows me to offer clients much more than market statistics. Beth Boulware: One of the trends that excites me most is how technology and artificial intelligence are transforming real estate marketing. That means marketing a home is no longer just about beautiful photography or placing it on the MLS. It's about creating a strategic digital presence that helps a property stand out wherever buyers are searching.

With my background in luxury real estate marketing and business development, I enjoy staying ahead of these trends and finding innovative ways to maximize a home's exposure. are in life. Once I understand what matters most, I develop a personalized strategy to help them navigate the market with confidence. Beth Boulware: My real estate superpower is seeing every transaction through both a marketing and client advocacy lens. Before becoming a licensed REALTOR®, I spent nearly a decade leading marketing, branding and relocation for Charter One Realty, the Lowcountry's #1 luxury real estate brokerage. Today, I also serve as the Business Development Director for Kevin King Associates, one of the region's leading luxury real estate. That experience has given me a deep understanding of what drives buyer behavior, how to position a home to stand out in a competitive market, and how strategic marketing can directly impact a property's success. I don't simply market homes. I create customized marketing strategies that maximize exposure, leverage today's technology and AI-driven search tools, attract qualified buyers, and help my clients achieve the strongest possible results.

At the same time, I never lose sight of what matters most: my clients. Charter One Realty: What do you consider the “hidden gem” neighborhoods in our area, and why?

Beth Boulware: The Lowcountry has so many incredible local restaurants, but a few hidden gems that I always recommend are Old Bull Tavern in Beaufort, Blackstone's Café in Beaufort for breakfast, and Farm Bluffton for a great meal and atmosphere. Each has its own personality, and they're the kinds of places that locals love introducing to friends and family. One of my favorite things about living here is discovering the small, locally owned restaurants that make the Lowcountry so special. Great food, welcoming people, and a laid-back atmosphere are all part of what makes this area feel like home.

Charter One Realty: If you could design a dream home for yourself, what must-have features would it include?

Beth Boulware:  My dream home would be all about enjoying the Lowcountry lifestyle. It would be tucked along the marsh with beautiful water views, a spacious screened porch for relaxing year-round, a pool for family and friends to enjoy, and plenty of indoor and outdoor spaces designed for entertaining. Most importantly, it would be a place where family and friends naturally gather, whether it's a summer cookout, watching football in the fall, or simply enjoying a quiet evening watching the sunset over the marsh. To me, the best homes aren't just beautiful, they're where lifelong memories are made.

Charter One Realty: What’s your favorite room or feature in your own home, and why?

Beth Boulware: It's hard to choose between our kitchen and our screened porch because they're both where life happens. The kitchen is where we cook together, help the kids with homework, and catch up at the end of the day. Our screened porch is where we slow down and enjoy the Lowcountry, whether it's having friends over, watching the kids play outside, or simply relaxing with my husband after a busy day. To me, the best spaces in a home aren't necessarily the fanciest. They're the ones that bring people together and create lasting memories.

Charter One Realty: What’s your go-to way to unwind after a busy day of showings and closings?

Beth Boulware: After a busy day, my favorite place to be is at home with my family. Whether we're making dinner together, going for a family walk, watching a movie, or simply sitting around the table talking about our day, those moments help me recharge the most. My husband and I love hearing about our kids' day at school, sharing stories from our own day, and enjoying the little moments that often become the most meaningful. Real estate can be fast-paced, so I truly value slowing down and spending quality time with the people who matter most. Family is at the heart of everything I do, and it's one of the reasons I'm so passionate about helping other families find a place they can call home.

Beth Boulware: To me, a strong brand is built on trust, consistency, and authenticity. It's not just about having a great logo or beautiful marketing materials. It's about creating an experience that people remember and building a reputation for delivering on your promises. Having spent nearly a decade leading marketing, branding, and relocation for the Lowcountry's #1 real estate brokerage, I've seen firsthand how a strong brand creates confidence and lasting relationships.

Today, I apply those same principles to every client I serve by combining strategic marketing, innovative technology, consistent communication, and exceptional service. Charter One Realty: Did you have a mentor in Business? What is one thing they taught you that was invaluable?

Beth Boulware: I've been fortunate to learn from Kevin King, one of the Lowcountry's most respected luxury real estate professionals. Working alongside him has taught me not only the ins and outs of the real estate business, but more importantly, the value of building genuine relationships and always putting clients first.

One lesson that's stayed with me is that success in real estate isn't measured by the number of transactions you close, but by the trust you earn and the relationships you build along the way. Kevin has shown me that when you consistently provide exceptional service, communicate honestly, and genuinely care about people, the business naturally follows. That's a philosophy I carry with me every day and one that shapes how I serve each of my clients.

Charter One Realty: If you wrote a book about your business, what would the title be?

Beth Boulware: **The Juggle Is Real** A behind-the-scenes look at balancing real estate, marketing, meetings, school drop-offs, soccer practices, dinner plans, last-minute showings, and the occasional forgotten water bottle. It's proof that success isn't about having it all perfectly together. It's about showing up, staying flexible, laughing through the chaos, and somehow making it all work... preferably with a cup of coffee in hand.

Charter One Realty: How do you balance professional growth with personal life—and what does balance even mean to you?

Beth Boulware: To me, balance doesn't mean giving equal time to everything. It means making sure the things that matter most never get overlooked. My family will always come first. My husband and our two children are my greatest motivation, and spending quality time with them is something I intentionally protect, whether we're having dinner together, cheering from the sidelines at a game, or simply enjoying an evening walk around the neighborhood. At the same time, I genuinely love what I do. Real estate isn't just a career, it's a passion. I've found that when I prioritize the people who matter most and stay organized, intentional, and fully present wherever I am, I'm able to show up as the best version of myself for both my family and my clients. I believe success isn't just measured by professional achievements. It's also measured by the life you're building outside of work. For me, the greatest success is helping my clients achieve their goals while creating a life that allows me to be present for the people I love most.

Beth Boulware:  I believe growth is about continuously finding better ways to serve people. As Business Development Director for Kevin King Associates, my focus is on helping our team grow in a thoughtful and strategic way. That means developing innovative marketing initiatives, strengthening our brand, identifying new business opportunities, streamlining processes, and ensuring we continue to deliver an exceptional client experience. I believe that when you invest in people, build strong relationships, and never stop learning, growth naturally follows.

Personally, I'm committed to continual growth as well. The real estate industry is always evolving, and I enjoy staying informed on market trends, emerging technology, and new marketing strategies so I can better serve my clients and contribute to our team's continued success.

We're also fortunate to have three additional team members whose diverse backgrounds, knowledge, and experience strengthen every aspect of what we do. Charter One Realty: Where are you from originally, and how did you come to live in the Lowcountry?

Beth Boulware: I was born and raised in Columbia, South Carolina, and graduated from Clemson University with a degree in Graphic Communications. My first job brought me to the Lowcountry as a graphic designer for Pink Magazine, and from there, I continued building my career in marketing with Pinnacle Plastic Surgery and Palmetto Dunes Oceanfront Resort before finding my true professional home at Charter One Realty.

What started as a career opportunity quickly became home in every sense of the word. Nearly 15 years later, I can't imagine living anywhere else. This is where my husband, a Bluffton firefighter and lifelong Okatie resident, and I are raising our two children. From the natural beauty and sense of community to the relationships we've built over the years, the Lowcountry has become such an important part of our family's story. I'm grateful that I now have the opportunity to help others discover why so many people choose to call this special place home.

Charter One Realty: How do you define success now, and how has that definition changed over the years?

Beth Boulware: Earlier in my career, I probably measured success by accomplishments, promotions, and professional milestones. While I'm proud of those achievements, my perspective has changed over the years. Today, I define success by the impact I have on the people around me. It's about building meaningful relationships, helping clients through important moments in their lives, contributing to the success of our team, and coming home each day knowing I made a positive difference. Most importantly, success means being present for my family. My husband and our two children are my greatest accomplishment, and creating a life where I can continue to grow professionally while never missing what matters most is something I value deeply. If I can help others achieve their goals, continue learning and growing, and still make it home for dinner and bedtime stories, I'd call that a successful life.

Beth Boulware: I hope to make a positive impact by helping people feel connected to the community they call home. Whether I'm guiding a family through a move, welcoming someone relocating to the Lowcountry, or supporting local businesses and organizations, I want to be someone people know they can count on. Real estate gives me the opportunity to do much more than help people buy and sell homes. It allows me to build relationships, strengthen our community, and help others discover everything that makes Bluffton, Hilton Head Island, Beaufort, Okatie, and the South Carolina Lowcountry such incredible places to live. I also hope to set an example for my children by showing them the importance of serving others, giving back, working hard, and building genuine relationships. If people remember me as someone who cared deeply about her clients, her community, and always tried to leave things better than she found them, I'd consider that a life well lived.

Beth Boulware: What I'm most proud of isn't a specific title, it's the journey. I started my career as a graphic designer, grew into marketing, and over the years had the opportunity to take on increasing leadership roles, from Marketing Coordinator to Marketing and Relocation Director at Charter One Realty. Today, I'm proud to serve as both the Business Development Director for Kevin King Associates and a licensed REALTOR®. Each step has challenged me to learn, grow, and step outside my comfort zone. Looking back, I'm proud of the trust I've earned, the relationships I've built, and the opportunities that came from consistently showing up, working hard, and striving to add value. More than anything, I'm proud that I've built a career that reflects who I am. One centered on relationships, creativity, leadership, and serving others. Every role I've held has prepared me for the next, and I'm excited to continue growing while helping my clients, my team, and my community succeed.

Charter One Realty:  What’s your favorite local restaurant, and what’s your go-to order?

Beth Boulware: One of my favorite local restaurants is Old Bull Tavern in downtown Beaufort. It's one of those places we always enjoy going back to, whether it's for a date night or dinner with friends. My go-to order is their pizza, and it's hard to beat. Great food, a welcoming atmosphere, and a location in the heart of historic Beaufort make it one of my favorite spots in the Lowcountry.

Charter One Realty: What are some of your favorite aspects of life in the Lowcountry?

Beth Boulware: One of my favorite things about the Lowcountry is the pace of life. There's a greater appreciation for the little things here, whether it's watching a sunset over the marsh, taking the boat out with family, spending an afternoon at the beach, or simply slowing down enough to enjoy dinner together. The sense of community is unlike anywhere else I've lived. People genuinely care about their neighbors, support local businesses, and show up for one another. It’s a place where relationships matter, traditions are celebrated, and life feels a little less rushed. That’s one of the many reasons my family and I are so grateful to call the Lowcountry home.

Charter One Realty: What’s one app on your phone you can’t live without?

Beth Boulware: Spotify, without a doubt. Whether I’m driving between appointments, working on marketing projects, or cooking dinner with my family, there’s almost always music playing. I love that the right playlist can set the tone for the day, help me focus, or help me unwind after a busy one.

Charter One Realty: What’s one item in your home that you could never part with?

Beth Boulware: My phone charger. It’s the unsung hero of my career. Between client calls, texts, emails, contracts, family photos, and GPS directions to showings, it works just as hard as I do.

Beth Boulware: Home wouldn’t be home without a little bit of chaos. The backpacks by the door, the dog wanting to be
