Charter One Realty: What drew you to real estate, and how long have you been in the industry?
Kati Barnes: I’ve always loved helping people. Whether it’s first-time buyers, forever homes, or retirement dreams, building relationships and being part of meaningful life moments is what drives me. I began working in real estate about 13 years ago and have been licensed for the past eight.
Charter One Realty: What’s the most rewarding part of your job as a real estate agent?
Kati Barnes: Helping people navigate different stages of life and finding the right place to match where they are and where they’re headed.
Charter One Realty: What specific challenges are you currently seeing in your line of work—and how do you overcome them?
Kati Barnes: Every client comes with a unique personality, background, and set of expectations. I focus on empathy, clear communication, and understanding each situation so I can guide the process smoothly and respectfully.
Charter One Realty: What excites you about real estate, and what are some of your best qualities as an agent?
Kati Barnes: No two days are ever the same. The industry is constantly evolving, and I love learning, improving, and staying curious. I bring adaptability, commitment, and a genuine desire to always do better for my clients.
Charter One Realty: Do you have any specialized/local knowledge that will benefit your clients?
Kati Barnes: I have experience in property management, new development, and new construction, which gives me a well-rounded perspective. I also understand relocation firsthand, having moved here from Baltimore. Being married to a Lowcountry native helps, too. All of that allows me to guide clients confidently through both the market and the lifestyle.
Charter One Realty: What trends are you seeing in the market right now that excite you?
Kati Barnes: Younger buyers entering the market and a growing focus on wellness, nature, and intentional living.
Charter One Realty: What’s the most unique or memorable property you’ve ever sold?
Kati Barnes: 20 Harbor River Drive on Saint Helena Island. Truly unforgettable.
Charter One Realty: How would you describe your approach to helping clients find their perfect home?
Kati Barnes: I slow the process down. I believe in taking the time it deserves so clients feel confident and comfortable every step of the way.
Charter One Realty: Do you have a “real estate superpower”—a unique skill or strength you bring to the table?
Kati Barnes: Seeing potential. In properties, negotiations, and people. I create opportunities and consistently help my clients get where they want to be.
Charter One Realty: What do you consider the “hidden gem” neighborhoods in our area, and why?
Kati Barnes: Distant Island. Stunning homes, large lots, and incredible water access make it a special place that still feels under the radar.
Charter One Realty: If you could design a dream home for yourself, what must-have features would it include?
Kati Barnes: A water view and natural elements throughout.
Charter One Realty: What’s your favorite room or feature in your own home, and why?
Kati Barnes: My dock. I love stepping out there in the morning for quiet time and reflection.
Charter One Realty: What’s your go-to way to unwind after a busy day of showings and closings?

Kati Barnes: Deep local knowledge and a long-standing reputation as the area’s top brokerage.
Charter One Realty: What does building a strong brand mean to you—and how do you do it in real estate?
Kati Barnes: It means being known for something specific. Trust, consistency, and credibility matter. When people think of high-level, results-driven real estate, I want them to think of me first.
Charter One Realty: If you wrote a book about your business, what would the title be?
Kati Barnes: Never Stop. Never Give Up.
Charter One Realty: How do you balance professional growth with personal life—and what does balance even mean to you?
Kati Barnes: I’m not sure balance truly exists. I focus on priorities and protect what matters most as best I can.
Charter One Realty: Where are you from originally, and how did you come to live in the Lowcountry?
Kati Barnes: I’m originally from Baltimore and went to the University of South Carolina. I met my husband on the first day of college. He’s from Hampton, South Carolina, and grew up vacationing on Hunting Island. We settled here to stay close to family and the water.
Charter One Realty: How do you define success now, and how has that definition changed over the years?
