Meet the Agent: Sara Huiss | White-Glove Service with Strategic Patience

Sara Huiss Charter One RealtyMeet Sara Huiss, a top agent at Charter One Realty whose definition of real estate can be summed up in four words. White glove service. Always.

After a 20-year military career and a lifetime of moving every few years, Sara understands homes from the inside out and from the buyer’s side of the table. She brings strategic patience, a sharp eye for potential, and a genuine love of the hunt to every client experience, whether that means uncovering the needle in the haystack or helping buyers see what a home could become. Known for listening first and never rushing the process, Sara pairs thoughtful guidance with a deeply personal approach, creating confident decisions and lasting relationships long after the closing table is cleared.

Charter One Realty: Describe your Business in one sentence.

Sara Huiss: White glove service---all the time!

Charter One Realty: What drew you to real estate, and how long have you been in the industry?

Sara Huiss: I grew up with a military dad, and spent 20 years in the military myself, so for 45 years, I've moved every 2-4 years.  I love looking at homes and helping people find the perfect home for them!  After I retired from the Air Force, Real estate just felt like a natural fit!  I've had my license for 9 years, but I'm just going into my 6th year of selling!

Charter One Realty: What's the most rewarding part of your job as a real estate agent?

Sara Huiss: Finding the needle in the haystack for my clients!  I LOVE the hunt for the perfect home and putting my clients into the homes of their dreams!

Charter One Realty: What excites you about real estate, and what are some of your best qualities as an agent?

Sara Huiss: I worked for a homebuilder for a year, and have renovated several homes myself.  I do think I'm pretty good at seeing potential in homes that might need work.

Charter One Realty: How would you describe your approach to helping clients find their perfect home?

Sara Huiss: I listen first. Truly listening usually reveals more than the initial wish list. Many clients come in thinking they want a specific home or neighborhood, but once you dig deeper, you uncover what actually matters to them. My approach is about helping clients clarify their priorities. Knowing what to rule out is just as important as knowing what to pursue. That's how we find the right fit, not just a house.

Charter One Realty: Do you have a "real estate superpower" – a unique skill or strength you bring to the table?

Sara Huiss: Strategic patience. I listen and never rush decisions.  My clients tend to be highly successful, analytical decision-makers, and I understand that confidence matters as much as timing. I guide them through the process with intention, ensuring every purchase feels thoughtful, informed, and right. The result? Fewer regrets, stronger convictions, and decisions they stand behind long after closing.

Charter One Realty: What do you consider the "hidden gem" neighborhoods in our area, and why?

Sara Huiss: Hampton Hall is the BEST hidden gem neighborhood.  Golf is optional, and the community is a GREAT central location.  I also love Windmill Harbour, a Hilton Head address, but easy access to Bluffton, the Yacht Club, and a locked harbour right on the Intracoastal Waterway.

Charter One Realty: If you could design a dream home for yourself, what must-have features would it include?

Sara Huiss: MUST include a large pantry with a sink (for refilling the coffee maker), and I love outdoor spaces. A pool is a must-have!

Charter One Realty: What's your favorite room or feature in your own home, and why?

Sara Huiss: I live on Skull Creek overlooking Pinckney Island---I love to come home and sit on my porch and watch the birds and dolphins playing in the water.

Charter One Realty: What does building a strong brand mean to you—and how do you do it in real estate?

Sara Huiss: To me, a strong brand is built on how clients feel long after the closing. White-glove service doesn't stop at the transaction. I focus on helping clients truly settle in, connecting them with neighbors, introducing them to trusted local vendors, and making sure they feel supported from day one. From painters and landscapers to maintenance professionals and service providers, I'm always happy to share the relationships I've built. That sense of welcome is what turns a great experience into a lasting one.

Charter One Realty: Did you have a mentor in Business? What is one thing they taught you that was invaluable?

Sara Huiss: Marian Schaffer has been an invaluable mentor and a trusted friend throughout my career. One of the most important lessons she taught me is to truly listen to clients and never rush the process. Taking the time to understand people leads to better decisions and better outcomes.

Charter One Realty: How do you balance professional growth with personal life—and what does balance even mean to you?

Sara Huiss: I'm still working on this!

Charter One Realty: Where are you from originally, and how did you come to live in the Lowcountry?

Sara Huiss: I was born in Grand Forks, ND, but from 6th grade through college, I lived in Arizona.  I spent 5 years in Charleston when I was in the Air Force and fell in love with SC!  When COVID happened, we were living in Arlington, VA, and just wanted more access to the outdoors, so we took a leap and moved to Bluffton!

Charter One Realty: What's your favorite local restaurant, and what's your go-to order?

Sara Huiss: Big fan of Agave in Bluffton. I love the brisket tacos and a skinny, spicy margarita!

Some of my Hilton Head favorites include Smokehouse, Local Legends, and Joelle. No matter what type of food you're looking for, you will find amazing options here!

Charter One Realty: What are some of your favorite aspects of life in the Lowcountry?

Sara Huiss: It's ALL about the great outdoors!  Beaches, rivers, boating, biking, tennis--all of it!  We live in the most beautiful part of the country with the best weather (and I've lived everywhere)!

Charter One Realty: What's something on your bucket list you're hoping to check off soon?

Sara Huiss: I want to visit all 50 states--I was trying to do that before I turned 50 last year---but came up 1 state short!  Hoping to visit Vermont this summer.

Charter One Realty: What's your favorite way to spend a Sunday in the Lowcountry?

Sara Huiss:  Long walk with my dogs on Burkes beach, followed by a late lunch/early dinner from the grill.

Charter One Realty: What's your dream travel destination, and what would you do there first?

Sara Huiss: I went to Italy about 18 months ago so now the new dream travel destination would probably be Athens, Greece---I LOVE history and Greek mythology.

Charter One Realty: When you're not working, how do you like to spend your free time?

Sara Huiss: My daughter goes to Ole Miss so I am really enjoying going to Oxford, MS!

Charter One Realty: Please complete the sentence: "Home wouldn't be home without . . ."

Sara Huiss: "My family!"
