Charter One Realty Donation Helping to Support the Building of the “Neighborhood with a Purpose” Development to Help Individuals with Disabilities and their Families

Bluffton, South Carolina, January 2016 -- Charter One Realty presented Osprey Village with a check for $15,000 to help the organization turn into a reality its vision for a “Neighborhood with a Purpose”. The money will help Osprey Village develop an inclusive residential community for adults with developmental disabilities. The organization recently announced the community would be developed near Buckwalter Place in Bluffton where the initial construction phase is scheduled to begin in late 2016 or early 2017.

Market improvement on both the Island and the mainland continues to be both price dependent and use dependent where the improvements are beginning at the lower price points and working their way into higher and higher price points. When one breaks down the market by price and property type, absorption rates can be used to determine the market health for the various segments.

Absorption rates ask the following question: “Based upon current consumption rates, how long will it take to consume all current inventory within the market segment in question?”. It’s that time of year again!  Beaufort County Property Tax Time.

As Ben Franklin once said “Nothing can be said to be certain, except death and taxes.”  If you ask me, living here in Beaufort County with Franklin’s two options, I will gladly pay my property taxes.  The property taxes on an owner occupied residence are very reasonable at about a rate of ½ of a percent or the home’s value.  Property taxes on other types of property are closer to the national norm of about 1.25% of the value.

With the 2015 tax bills in the mail, I checked on 10 of my clients and found some interesting errors.  Of the 10, six were correct, two had the wrong mailing address and two I was able to point out approximately a

That’s how I answered when one of my clients asked me if I wanted to appear in a few episodes of HGTV network’s new series, Island Life. How could I pass up such a unique opportunity to put a spotlight on on our beautiful Hilton Head Island and all of its great real estate opportunities? After all, that’s our job as Realtors® isn’t it?

For many years, Hilton Head Island has been known for its great golf and fantastic beaches. Today many people are enjoying Hilton Head as one of the top biking communities in the Southeast. Recently the Town of Hilton Head Island was awarded the Gold Level Bike Friendly Community by the League of American Bicyclists. Hilton Head Island is the only Gold Level Community in South Carolina as well as all of the Southeast. Within the Town of Hilton Head Island, there are more than 60 miles of public pathways and nature trails that cyclists can enjoy. In addition, there are more than 50 miles of pathways in the Island’s gated communities.

Buyers are listening when we say “Come for a Visit and Stay for a Lifetime!”  A few good examples of this are the fact that real estate home sales on Hilton Head Island in 2015 are 8% higher than the first 6 months of 2014.  The second example is the fact that the need for a new telephone area code for the eastern 1/3 of South Carolina, the coastal area from North Carolina to Hilton Head Island.

As of January 1, 1947 all of South Carolina had the 803 area code.  In December of 1995, the 864 area code was established for the North West area of South Carolina.  As of March 22, 1998, the coast of South Carolina was split from the 803 area code with the addition of a new area code of 843
